About this Property
- Sleeps 8
- 2 Bedrooms
- 3 Bathrooms
- Condo
- Approximately 1500 square feet
This unique 24-acre resort property located right on the edge of the Town of Duck, NC, sits between the Ocean and the Sound, and offers access to both. This is arguably one of the best locations in the Outer Banks for convenience and walking / cycling proximity to multiple activities and dining options.
THE SPACE
From your unit you can walk to the Beach, Outdoor pool area, and the Sound. Being on the outskirts of the Town of Duck, you are just a few mins. drive from shopping or dining along the 1-mile boardwalk located along the Sound. Some people can walk / bicycle this distance, but that depends on the family. In the evenings try not to miss some of the spectacular sunsets over the Sound.
This is a very sizable 2BR/2.5BA lock-off unit at approx. 1,500+ sq ft combined. So plenty of space for your entire family or group. This unit is rated to sleep eight persons (8).
The A side – 1BR/1.5BA: King Size bed, Full Kitchen with Stove, Oven, Fridge, Dishwasher, Microwave, Coffee Maker, Toaster, Blender, etc. Sit up bar / 3 stools, Dining Table / 6 chairs, Living Room area with Loveseat and Queen Sleeper couch, and outdoor Deck with table and chairs.
The B side – 1BR/1BA: King Size bed, Partial Kitchen with Sink, Microwave, Mini Fridge, Coffee Maker, etc. Living Room area with Queen Sleeper couch, Dining table with 4 chairs, outdoor Deck with table and chairs.
There is a Washer / Dryer in the entryway area shared only by the Guests in this specific A and B unit lock-off.
GARDEN VIEW CATEGORY:
Garden View Category: This unit will be located in the 600 Building (see property map in the photos section), basically the middle of the resort property. This is a 2nd floor unit.
There is no view of the ocean from this unit, and the view type category is considered “Garden View.” Of the 115 total units at this resort, roughly 75% of them are considered "Garden View," which can also include a view of the grounds, other buildings, or the parking areas.
It is possible to walk to the Resort’s private Beach access, but since this is a enormous 24+acre property that stretches from Sound to the Ocean, it can be a longer walk to the beach from certain sections of the resort versus other areas.
If you have a lot of beach gear, or modest kids, it might not be practical to walk to the beach from this unit in the summer heat (between 1/8 mile to 1/4 mile depending on unit location). Your best option might be to drive to the parking area right near the Outdoor Pool and Beach access. This private parking area is reserved for Resort guests where you can conveniently drop off your family and gear, or even park in the spaces included if one is available.
STAIRS / ACCESSIBILITY:
Most properties in OBX have a certain number of stairs, so that buildings are elevated and protected in case of potential flooding that could be caused by hurricanes or major storms.
Almost all the units at this resort have a certain number of stairs leading to the Front Door of the unit. Some have interior stairs to a 2nd level, or depending on the specific unit configuration, as few stairs up or down to one of the bedrooms inside the unit. The number of stairs varies depending on the specific unit configuration, and whether the unit is considered first floor, second floor, or third floor.
BIS-Duck Resort will provide assistance carrying your baggage to your unit if you would like some help.
For this specific unit:
Exterior Stairs to Front Door – 15-20 steps
Interior Stairs to 2nd level – 5 to 7 steps
UNIT INTERIORS:
This property was originally constructed in the late 1980's and early 1990's. Recently a $8+ Million dollar remodel project was started, and expected to be finished in phases thru 2022/2023.
Until the entire renovation is finished, resulting in every unit interior being remodeled, you will find most unit interiors are roomy and comfortable but very dated. So while personally I would describe this overall property as very laid back, casual, and comfortable, it is important to note that these units definitely have more of a rustic, nearly like a dated cabin at the beach type feel, with older furnishings and carpets. Hopefully the photos supplied give you a general understanding for what I am describing.
The benefits offered by this resort are the overall amenities, including one of the biggest outdoor pool areas on OBX. Next to the pool area there is an onsite Sea Glass Snack Shack serving stuff like burgers and hot dogs, beverages, and water ice.
This property is definitely one of the most unique on OBX, with direct access to the both the Beach and the Sound, and in very close proximity to the many stores and eateries in the Town of Duck. You also benefit from these cavernous units being priced lower than comparable options of the same size in the area.
Many families savor their annual vacations at this property, however if you are a traveler that requires more extravagant accommodations, this may not be the right choice for you, and you might want to consider one of the more expensive listings on Vacation Rental By Owner.
I am not trying to sound negative, because personally we appreciate this property, I just want to make sure your expectations match reality. So if you have any specific questions on this please don't hesitate to ask.
GUEST ACCESS
Your unit is private, but since this is a Resort property, Conveniences will be shared with other guests (Pools, Beach, Outdoor Games, etc).
OTHER THINGS TO NOTE
- Primary Guest checking in must be at least 21 years of age with a valid ID and credit card for security deposit. If a security deposit is required, it will be returned to you after Check Out if you have not made any charges to your room.
- Barrier Island Station – Duck is professionally managed and operated by Vacation Resorts International (VRI). The Front Desk is staffed for Check-In, Check-Out, and is available for any questions, issues, or need for assistance during your stay.
- Check In time is 4:00pm and check out time is 10:00am. Please check with the resort Front Desk for any possibility of earlier unit availability and / or early use of the resort amenities during check-in days.
- Late Check In: The Front Desk / Office is open from 8am to 7pm. If you arrive after those hours you can go to the Security office and get access to your unit. Then the following morning you will need to go to the office by 11am to get officially signed in and receive your parking passes, information, etc.
- Two COMPLIMENTARY parking passes are supplied with this unit, which you will receive from the Front Desk at Check In. If you need parking for an additional car you can arrange this directly with the Front Desk.
- Linens linens, including blankets, sheets, and pillows are included. However, if have you have any favorites blankets or pillows, or if you sleep better using a certain type of pillow, it would be good to bring your own.
- Please especially take note of the detail above about bed coverings. BIS-Duck provides Blankets but does NOT provide the heavier, bulkier Comforters that you may have on your bed at home. The Blankets on the beds should be fine for most families, but you could bring an additional Blanket or Comforter if you have any concerns about that.
- If you plan on using the Sleeper couches during your stay, I definitely recommend bringing your own sheets, pillows, and blankets, maybe even a bed pad for the Sleeper couch specifically, which can be turned into a very comfortable additional bed.
- Bath and Hand towels are included for you and will be inside your unit when you arrive.
- There is no daily housekeeping supplied. However your unit does have it's own Washer / Dryer in the Foyer area that is for your use only. If additional housekeeping is desired during your stay it is available for an additional fee scheduled directly with the resort Front Desk.
- Each Unit will receive a "Starter Package" at Check In. Your unit will have basic supplies like toilet paper, paper towels, detergent, etc to get you thru the first day or two of your stay. However it is highly recommended to bring additional PAPER products (toilet paper, paper towels, paper plates, etc) and your own CLEANING products (detergents, cleaners, hand sanitizer, disinfectant wipes, etc).
- Pool / Beach towels are not supplied. Each family should bring their own pool / beach towels
- You should bring your own beach chairs / beach blankets / umbrellas / equipment you want to use on the beach. If you don’t bring your own stuff, you are able to rent beach chairs / umbrellas on the beach out in front of the facility.
- The new H2OBX Waterpark freshly constructed in Powell's Point is only about 15 miles away
- If you or any members of your family enjoy bicycle riding, I strongly recommend taking your own bicycles (if you have the means to do so). Bikes are a great way to move around the resort, and also ride into the Town of Duck. Bicycle units in Duck are available if you don't bring your own. Remember to take your bicycle locks so you can lock up your bicycles at the bicycle rack each nighttime.
- If you are interested in fishing while on vacation, there is Surf fishing out in front of the resort on the beach, or pier fishing from one of the piers in OBX. You would just need to make sure you had the proper licenses though, which can be obtained comfortably locally. There are also many rental and charter boats for fishing based out of the various inlets if you wanted access to waters farther offshore.
- Animals are not allowed anywhere on or in the resort property.

Strategies to get the perfect Kitty Hawk vacation property experience:
Cost saving strategies:
- Book your rental as early as possible. Rental schedules generally open 12 months in advance (or in September just after Summer ends). Many groups reserve their Summer vacation rentals during Winter holiday get-togethers. Book before these holidays for best selection.
- To get the best value, change your vacation to the Spring or Fall shoulder seasons. May, September, and October offer warmer temperatures, less crowded beaches, and reduced traffic.
- Active Duty and veterans of the US Armed forces may qualify for special discounts. Be sure to ask your prospective host whether your group qualifies for a special rate.
- Booking websites typically offer renters an option to purchase vacation insurance. Trip insurance, which usually will cost you anywhere between 1% - 5% of the base stay price, offers visitors reimbursement of costs for any missed time as a result of personal medical-related issues or weather, as well as hurricane evacuation costs or charges, such as an unanticipated hotel stay or additional gasoline expenses. Trip insurance is definitely a life-saver if the unforeseen occurs. Ask your host for additional information.
- Look for your local visitors guide when you arrive at the rental property. If your rental home doesn't have one, you can find them at local grocery stores and visitor centers. In addition to great local stories, visitors guides contain coupons for nearby shops and restaurants.
Planning, picking, and booking the perfect Kitty Hawk rental home:
- Choose a group leader, select your vacation week, and select a spending budget.
- Note the number bedrooms and what type of bedroom configuration your family needs. BIS-Duck - Spacious 2BR\/2.5BA Lockout Unit has 2 bedrooms and 3 bathrooms.
- Precise information regarding bedrooms and bed counts & types is often available on booking websites. If they are not listed, reach out to the property manager before reserving your home. Note that most property listings specify the maximum guest capacity, which often includes pull-out couches and bunk beds.
- If your group is bringing pets, you'll need to find a pet-friendly vacation rental. Get information on breed, weight, and type restrictions. Usually, property owners require additional pet deposits and fees.
- Visiting for a specific event? If so, use a map search to find nearby properties.
- Appropriate accessibility amenities can make or ruin a vacation for persons with a disability. .
Advice for a great stay:
- Be sure you get the property manager's contact number and check in/check out procedures for your rental property. We recommend storing the host's contact information in your smartphone and wallet.
- Hosts are available to help! Don't be shy to ask questions before, during, or after your stay.
- Lock your vacation home while you're out. Keep your property safe!
- To ensure that damages aren't attributed to your family's visit, inspect the property for any problem areas during arrival. Get in touch with the rental manager right away to document any damages. If there is a dispute about legal responsibility later, having the recorded issues and contact attempts will be valuable.
- Be respectful of your neighbors. Frequently, adjacent homes are occupied by local residents. Respecting quiet hours and parking policies reduces conflict and allows everyone to enjoy their day.
- Speaking of neighbors... Ask a local resident! Residents can usually help. Who better to ask where to spend a rainy day, have a great night on the town, or the best spots for fine dining?
- Double-check every room of the rental property to confirm that you've packed everything on check-out day. Make sure to check bathrooms, garages, and back yards for hidden items. Remove everything from the refrigerator and take any leftovers home.
- Document the condition of the property at check-out. We recommend taking a video during your final walk-through.
- Did your group have a excellent time? Many rental home management companies make it easy for clients to provide feedback. If your rental and/or property management company was great, they always love to hear your praise. If anything was defective and they failed to address it within reason, or if the vacation rental wasn't described correctly, you'll want to make a note as part of your feedback.
